Recent months can fill in as more deeds are reported. This post updates when the data does. For any single town, open its market report.

Price per square foot leaders
Median price per square foot of living area, among Bergen County towns with at least 10 recorded sales. It evens out house size, which makes it a better way to compare towns than the median price alone:
Biggest changes in the median
Among towns with at least 20 sales in both periods, the largest moves in the median sale price against the 12 months before. A median moves with the mix of homes that sold, so read these alongside the number of sales:

| Haworth | +21.1% | $1.4M | 41 |

Mortgage rates: up, not down
"Are mortgage rates going up or down" is one of the fastest-rising mortgage searches in New Jersey. The answer this fall: up. Freddie Mac's weekly survey had the 30-year fixed rate at an average 7.28% as of October 1, 2026, up from 7.03% the week before and 6.34% a year earlier. The 15-year averaged 6.60%.
For a financed buyer, a higher rate means a higher payment at the same price. Run any price with this week's rate and the town's real property tax on the mortgage calculator.
What it means if you are selling
Three practical points:
- Price from recorded sales in your own town and price band, not the county median.
- Know the thresholds: the seller-paid Graduated Percent Fee steps up at $2 million, $2.5 million, $3 million and $3.5 million. See what it costs to sell in New Jersey.
- Check what your home is worth against your town's sales with the home value check.

- What is the median home price in Bergen County?
- Medians vary widely by town. In the 12 months through June 2026, across the 67 towns with at least 10 recorded sales, the median ranged from $393K in Hackensack to $4.25M in Alpine. Each town's figure is on its market report, from the State's deed records.
- What is the average home price in Bergen County?
- This report uses medians, not averages: a handful of multi-million-dollar sales pulls an average far above what a typical home sells for, while the median is the middle sale. Each town's market report also shows the price mix, so you can see how many sales fall in each price band.
