The private collection
Off-market homes in Bergen County
Homes that sell before, or without ever, going public.
Some of the most private homes in Saddle River and the towns around it change hands without a public listing. Sellers choose it for privacy, for security, or to test a price quietly. Buyers who want those homes need to be known to the agent before the home exists online.
There are no private homes on this list right now. When a seller chooses a private or pre-market sale, buyers who have already told Slava what they want hear about it first. Join the list below and he will contact you if one fits.
Two private options for sellers
Under the National Association of REALTORS® Multiple Listing Options for Sellers policy, effective March 25, 2025.
Office exclusive
“Is an exempt listing where the seller has directed that their property not be disseminated through the MLS and not be publicly marketed.”NAR
The most private route: no online listing, no signs, no syndication. Buyers hear about the home one conversation at a time.
Delayed marketing
“Is an exempt listing where the seller has directed the listing broker to delay the public marketing of that listing through IDX and syndication for any period as allowed by the local MLS in its unfettered discretion.”NAR
A quiet start. The home is filed with the MLS and other agents can see it, but it stays off Zillow and the public sites for the period the MLS allows.
Either way, the seller signs a disclosure first: NAR requires listing agents to “secure from their seller a signed disclosure documenting the seller’s informed consent to waive the benefits of immediate public marketing through IDX and syndication.” And quiet does not mean secret among agents: NAR is explicit that “multi-brokerage communications about a listing will constitute public marketing”, which starts the clock to put the home on the MLS. Slava will walk you through what that means for your home and your price.NAR
How the private list works
Step 1
Tell Slava what you want
Town, size, land, budget and timing for buyers. The home, your reasons for privacy and your timing for sellers.
Step 2
A private conversation
Slava calls you personally. Nothing about you or your home is published.
Step 3
Matched quietly
When a private or pre-market home fits a buyer on his list, he makes the introduction directly.

Buying or selling privately? Tell Slava what you are looking for, or about the home, and he will get back to you personally.
- What is an off-market home?
- A home sold without a public listing: no Zillow page, no sign, no open house. Buyers hear about it from the listing agent directly, which is why being known to that agent first matters.
- Can a seller keep a home off the MLS?
- Yes, within limits. Under NAR's Multiple Listing Options for Sellers policy, effective March 25, 2025, a seller can choose an office exclusive (not publicly marketed at all) or delayed marketing (filed with the MLS but kept off public sites for a period). Either way the seller first signs a disclosure waiving the benefits of immediate public marketing.
- How do I find off-market homes in Bergen County?
- Tell Slava what you are looking for: town, size, land, budget and timing. When a private or pre-market home fits, he contacts you directly. Nothing about you is published.
