16 questions buyers and sellers ask about real estate in Bergen County and New Jersey: 13 on selling, 1 on buying and 2 on commercial property. For the numbers behind them, see seller closing costs, the home value page and the calculators.

Selling

What is my home worth in Bergen County right now?
Your home is worth what comparable homes near you have actually sold for recently, adjusted for size, condition, lot and updates. Online estimates are a starting point, but they cannot see your renovations, your street or your view. Slava prepares a written valuation from recent closed sales in your neighborhood, with no obligation.
When is the best time to sell a house in North Jersey?
The best time to sell is when your life says it is time, and the home is ready to show at its best. Spring brings the most buyers to Bergen County, but it also brings the most competing listings; a well-prepared home priced correctly sells in any season. Slava will tell you honestly whether waiting would help or cost you.
How do I avoid capital gains tax when I sell my home?
Most homeowners can exclude up to $250,000 of gain ($500,000 for married couples filing jointly) when they sell a primary residence they have owned and lived in for at least two of the last five years, under Section 121 of the tax code. Gains above that, second homes and investment properties are taxed differently. Talk to your accountant before you list; Slava can introduce you to one.
Is home staging worth it?
Staging is usually worth it in the rooms buyers judge first: the living room, kitchen and primary bedroom, and especially in the listing photos, which is where almost every buyer first sees your home. You rarely need to stage an entire house. Slava will walk through and tell you which rooms matter and which do not.
What do I need to do before I list my house?
Before listing, declutter, make small repairs, deep clean, and fix anything an inspector will flag, then let your agent set the price from recent sales and plan the photography. Big renovations rarely pay for themselves right before a sale. Slava gives every seller a short, prioritized list for their specific home.
Who pays the mansion tax in New Jersey when you sell a house?
Since July 10, 2025, the seller does. New Jersey replaced the buyer-paid 1% mansion tax with a seller-paid Graduated Percent Fee (P.L.2025, c.69) on sales over $1 million: 1% of the entire price over $1 million, rising to 3.5% over $3.5 million, on top of the Realty Transfer Fee. On a $2.75 million sale that is $68,750. Slava's closing-cost calculator works it out for your price.
How does attorney review work when selling a house in New Jersey?
In New Jersey, a residential sales contract prepared by a real estate agent goes through a three-business-day attorney review period after both sides sign, during which either party's attorney can propose changes or cancel. The deal is not firm until attorney review ends. Both buyer and seller should have a real estate attorney.
What is the difference between an appraisal and a comparative market analysis?
A comparative market analysis is an agent's estimate of the likely sale price, built from comparable homes that recently sold nearby; it is used to set the list price. An appraisal is a licensed appraiser's opinion of value, usually ordered by the buyer's lender after a contract is signed, to support the mortgage. A sound list price is one the appraisal is likely to support.
How long does it take to sell a house in New Jersey?
It depends on the price, the town and the season, but the steps are fixed: prepare and market the home, accept an offer, then three business days of attorney review once both sides sign, followed by the buyer's inspection, appraisal and mortgage commitment before the closing date set in the contract. Slava's monthly market reports show how many homes sold in each town and at what prices.
What does it cost to sell a house in New Jersey?
A seller's main costs are the listing commission, which is negotiable and set in the listing agreement; the Realty Transfer Fee; since July 10, 2025, the seller-paid Graduated Percent Fee on sales over $1 million; the seller's attorney; and paying off any mortgage. Slava's closing-cost calculator works out the state fees for your price.
How are real estate commissions set when selling a home?
Real estate commissions are negotiable and are agreed in writing in your listing agreement before your home goes on the market. Since August 2024, buyers also sign written agreements with their own agents. Slava explains exactly what you pay, what it covers, and what marketing you get for it, before you sign anything.
How accurate are online home value estimators?
Online home value estimators are a reasonable starting range, but they can be well off for one specific house, especially custom, luxury or recently renovated homes in towns with few comparable sales. They work from public records and recent sales, not from walking through your home. Use them as a starting point and get a valuation from someone who has seen the house.
Should I sell my house or wait for mortgage rates to drop?
If you need to move, waiting for rates rarely pays off on its own: when rates fall, more buyers come back, but so do more sellers, and the house you buy next costs more too. The useful question is what your home would sell for today and what you would pay for the next one. Slava will run both numbers with you.

Buying

Is it a good time to buy a home in Bergen County?
It is a good time to buy when the payment fits your life for the long term and you plan to stay long enough to absorb the costs of buying and selling. Trying to time prices or rates is a guess. Slava will show you what has sold recently in the towns you are considering, so you decide on facts.

Commercial

Does Slava handle commercial real estate in Bergen and Passaic counties?
Yes. Slava runs a commercial division for office, medical and retail properties across Bergen and Passaic counties, handling both investment sales and leases, for owners, investors and tenants.
Can I sell an investment property and buy another without paying tax right away?
A 1031 exchange can let you defer capital gains tax when you sell an investment property and buy a like-kind replacement within the IRS deadlines (45 days to identify, 180 days to close). It applies to investment and business property, not your primary home. Work with a qualified intermediary and your accountant before you sell.
