In the Bergen County towns Slava covers, homes that closed in April, May and June sold 2.0% to 4.2% above their own town's norm over the past two years of state deed records, while January to March closings sold 3.0% to 3.8% below it. Closings peak in July and August. A spring closing means a contract signed earlier in the spring, so the window that has paid is listing in late winter and early spring.

Why does a May closing mean listing in March?
The deed date is the closing, the end of the sale. Before it come the weeks on the market, the offer, the attorney review and the buyer's financing. In New Jersey, either side's attorney can review and disapprove a contract for a one to four family home within three days, not counting Saturdays, Sundays and legal holidays, and that clock only starts once both sides have the signed contract.
So the closings that sold best, April to June, came from homes that were on the market and under contract in late winter and early spring. That is when Slava starts the photography and the pricing work for a spring sale: the house is ready when the buyers are.
When do the most homes sell?
Volume and price are not the same thing. The most closings come in July (490 in these towns) and August (466), but those months sold close to the town's norm rather than above it. The deed records show what sold and for how much, not why, so treat the busiest months as the most competition rather than the best prices.
Is now a good time to sell a house in Bergen County?
The state's deeds through June 2026 show 7,439 sales across Bergen County in 12 months, against 8,501 in the 12 months before, and 365 sales at $2 million or more. Whether now is right for you depends on your own town and price band more than the calendar: the market report for your town shows its median, its sales by month and every recorded sale.
If you are deciding between now and spring, the numbers above are the trade: a winter closing has sold a few percent under the town's norm, a spring closing a few percent over. On a $1.5 million house that is tens of thousands of dollars, which is worth weighing against carrying costs and your own timing.
Does the season matter in the luxury market?
The same deed records list every sale over $1.5 million, $2 million and $3 million, by town, on the luxury report. Fewer sales at the top make monthly patterns noisier there, so for a high-end home Slava prices from the recorded sales in its own town and price band rather than from the calendar alone.
